Where the
Journey Started

Paul Highfield began his journey in property development in the late 1980s. After leaving school at fifteen, he entered the building industry and quickly developed a strong understanding of how property development projects are built from the ground up.

By the age of nineteen, he had completed his first development project. Over the years, he worked across a wide range of developments, learning through both successful projects and challenging market conditions.

As his experience grew, Paul moved beyond construction into full development. He learned how to identify opportunities, manage risk, and make decisions that shape real projects from start to finish.

Today, Paul is one of the founding Directors of the award-winning Rockwell Homes, a leading housebuilder in the Home Counties. His journey reflects decades of real-world learning, built not though theory, but through hands-on experience across every stage of development.

His experience across multiple property cycles now forms the foundation of the education and mentoring provided through Highfield Property Network.

No. Our training is designed for beginners as well as experienced property developers. We’ll give you the education, mentoring and community support to help you progress with confidence. We’re with you 100% of the way.

We focus exclusively on property development. That includes finding sites, assessing opportunities, planning, finance, managing construction, risk management and delivering successful developments. We don’t cover buy-to-let investing, HMOs or becoming a landlord because our focus is helping members become successful property developers.

No. One of the biggest misconceptions about property development is that you need large amounts of your own money. In reality, learning how to find the right opportunities, structure deals and work with investors is often far more important than starting with significant capital.

No qualifications are required. Whether you left school at sixteen or already have professional qualifications, what matters most is your willingness to learn, take action and accept the support that’s offered.

Unlike many property courses, Highfield Property Network isn’t built around selling information. Membership combines structured education, monthly mentoring, immersive site visits, networking with active developers and ongoing support while you complete real projects. The aim isn’t simply to teach theory—it’s to help members complete successful property developments.

Every project is different. Some developments can progress quickly, while others take two years or more from purchase to completion. That’s why we encourage members to think long term and recommend allowing around two years to gain the maximum benefit from the education, mentoring and support available.

Some members spend just a few hours each week working through the training and attending live sessions, while others immerse themselves as they actively progress their projects. The membership is designed to fit around your existing commitments, allowing you to learn at your own pace while applying what you learn when the time is right.
